Our booking terms are below, and all bookings are bound by them.

Making a booking
All bookings require a 50% non-refundable payment at the time of booking. The full balance is due at least 8 weeks before check in. A returnable damage deposit of £500 is also required at this time.

Cancellations
Full refund for cancellations made within 48 hours of booking, if the check-in date is at least 14 days away. 50% refund of the total booking cost, for cancellations made at least 8 weeks before check-in. No refunds for cancellations made within 8 weeks of check-in. If you do need to change your plans, please cancel as far in advance as possible to give us a chance to get rebooked.

After the declaration of COVID-19 in March 2020 as a global pandemic by the World Health Organisation, the cancellation for COVID-19 no longer applies, because COVID-19 and its consequences are no longer unforeseen or unexpected. Any bookings made after this date will be well aware of the possible restrictions and should of taken this into consideration at the time of booking and taken out the recommended travel insurance.

Moving a booking date
Booking dates can be moved up to 8 weeks before the check-in date. Dates cannot be moved within 8 weeks of arrival.

Groups 
We accept families and well behaved stag and hen groups, who will respect the house rules and noise levels for the neighbours. We do not allow groups of under 21 years in age. Only the guests booked are allowed inside the property at any time.
